The site is approximately four hectares and is subject to river flooding, creek flooding, overland flow, and high-flow conditions. Flood levels at the property range from approximately 511 metres AHD depending on the event, and the natural ground level varies between 1.9 and 8.2 metres AHD. The land has experienced significant flooding in multiple historic events. Due to these characteristics, the project requires professionals who understand flood constraints and have experience delivering infrastructure, commercial yards, elevated structures, steel-platform systems, or modular buildings within regulated flood zones. Scope of Work Multiple development opportunities are being explored for the land. I am open to proposals, feasibility advice, and costed concepts in any of the following areas: 1. Commercial Yard and Storage Facility Development The property is well suited to commercial uses that are inherently compatible with regular flooding. I am seeking expertise in designing and establishing: Container storage yards (ground-mounted or raised) Caravan, boat, or machinery storage facilities Landscaping materials yards Contractor depots for equipment or construction materials Wholesale or retail plant nurseries General commercial storage operations Relevant works may include ground preparation, compaction, hardstand construction, fencing, drainage, access upgrades, and general yard layout planning. 2. Elevated Steel Platform Construction A major opportunity under consideration is the construction of a large engineered steel platform elevated above documented flood levels. This platform would provide usable, flood-free space for a range of future purposes. The successful contractor would need experience in: Deep pier installation Steel beam fabrication and erection Composite or engineered decking systems Structural design for high-flow conditions Ramp, stairway, and access construction Integration with modular units or commercial structures Platform sizes may range from 2,000 m to more than 10,000 m. The platform would ultimately support modular homes, commercial units, storage buildings, or tourism structures. I am seeking design concepts, engineering assessments, and construction proposals. 3. Elevated Cabin, Tourism, or Modular Building Development The sites characteristics allow for elevated structures such as cabins, pods, modular homes, or small commercial buildings installed on raised platforms or piers. I am looking for contractors who can design and construct: High-set cabins or pods Modular accommodation units Raised walkways or boardwalks Platforms suitable for tourism or short-term accommodation Associated accessways and services These builds must be flood-resilient and compliant with relevant planning and construction standards. 4. Hydrology and Flood Mitigation Works The property may also be suitable for flood mitigation purposes or as part of hydrological offset strategies for external developments. I am open to proposals involving: Detention or compensatory flood storage basins Engineered wetlands Water conveyance channels Ecological or hydrology-driven site rehabilitation Dual-use open-space solutions Contractors with civil engineering and hydrology backgrounds are encouraged to advise on feasibility. 5.
