Of particular concern is the wool carpet which has been notoriously difficult to clean in the past and now has new black stains. Cigarette smell needs to be aired out of the bedroom. Possessions in the room need to be sorted (between mine and the subtenant's) after first being thoroughly cleaned. Bedroom is 10sqm, bathroom is 4.7sqm.
