Location: Noble Park, VICJob Description: We are looking to purchase a house currently, but it's predicated on fixing the small kitchen. To do that we want to remove the wall between the kitchen and laundry, however this is a two story house and I strongly suspect this is a load bearing wall (due to a wall being above it in the upstairs). What we are after is a quote to remove the wall and add a lintel/beam to support the upstairs, and remove the wall. We are happy for the beam to span the entire way to the front of the house, or put a pylon near where the old wall finishes, to support the beam. Our decision on that would be based on price. We will gut the kitchen ourselves, remove all cabinetry and plaster. So for the quote we need: Support the ceiling while the wall is removed. Install a Pylon (potentially) Install a beam across to support the upstairs. Remove the temporary supports. Installing a new kitchen is out of scope for this quote, but if you do kitchen renos, please do add that information and when we pick a builder to do the work, we will absolutely have a more solid idea of what we want in the kitchen. Extra Information: The entire span is about 7.4m Where we would put the Pylon is about 4m The slab is concrete We absolutely understand that the pricing will be indicative only, and without actually attending onsite, it would be impossible to say accurately. But we need a rough price so we can make sure we can afford to do it with the house purchase, as we absolutely will be doing this ASAP once we move in. Feel free to call or email any questions you may have, and I will do my best to answer. I have uploaded two pictures. Once is the current house, with red Xs on the wall being removed.
