The leak appears to be originating from the internal cavity at the top of the window. Work Required: 1. Leak Detection & Permanent Repair. 2. Internal Trim & Plastering: o Remove and replace damaged internal window trim. o If the leak investigation requires the removal/replacement of existing plasterboard, this must be included. o New trim must be sealed, and any replaced plasterboard must be plastered/set ready for painting. (painting not required) Current Condition & Context: Internal Damage: The existing window trim is visibly damaged and bubbled in multiple spots due to water exposure and will need replacing. Previous Repair Efforts: External sealing has been previously applied around the entire window perimeter, but the leak persists. Building Type: The room is located under a metal roof. There is no accessible roof cavity above the window. Supplies: I have some new trims and plasterboard available if required for the repair/replacement.
