We have $25M public liability. Unfortunately there are no guarantees in real estate but we have a very successful track record with few properties withdrawn from market.

General facts about the property such as size, location, annual rental, annual outgoings amounts, when we can take a look in person, etc. The more details we are provided, the more accurately we can appraise the property.

How can a customer save money before you start the work? Please give 3 tips

(1) If a property is vacant then make sure it is free of dust and debris.  (2) Remove any signage from a previous agent. (3) Get rid of any old or unwanted furniture.  A well presented property will usually move much faster on the market - shorter days on market means more money saved!

How do you normally charge for your service?

We only get paid when the job is done. If we sell a property we will deduct our fee from the sales deposit or if we have leased a property it is deducted from the rent collected from the incoming tenant. All fees are agreed in writing before any campaign starts - no hidden costs or fees here!

Is there a particular aspect of your trade or industry that you specialise in?

Commercial property only. We do have experience in residential sales and lease as well however no longer offer these services under the Modo Property brand. We exclusively specialize in Commercial Real Estate.
