Hi! I'm Brad and I'm the director of LINK Living and I'm a property management specialist. I started as a property manager in 2012 and have never looked back. I love burgers, footy, property and my little family. Enough about me, more on my company LINK Living. LINK Living is a boutique property management company in Fortitude Valley that services properties in Brisbane and its surrounding suburbs. We offer investors and tenants a personal and professional service. Communication is key and with a progressive eye on cloud-based services and technology, you are always in the loop with your property. No one else can give you what we offer. Potential agencies will say they can maximise your return by getting higher rents and lower vacancy rates. I suggest you say "Ok great, that's what you should be doing as a minimum but what else can you do to maximise my return?" I can guarantee the majority will be stumped. Ask your potential agents if they can offer you the following and if they can, is it all in-house and not by some arrangement where they make a referral fee for sending you to some other location. Some more questions to ask: - Do you have an in-house finance team to make sure I am getting the best deal on my investment property loan and that my loans are structured effectively for additional property purchases in the future? - Do you have an in-house tax team who specialise in tax for investment property owners like me so I get the best possible tax outcome? - Can you put me in touch with a depreciation expert to prepare a depreciation report for my property to maximise my tax deductions every year? If they can't answer yes to all of those questions then they can't "Maximise your returns".     I would like to express my dissatisfaction with the services provided by the real estate agency. From the beginning of the process, I was informed about certain conditions and commitments that were not fulfilled, which caused inconvenience, loss of time, and financial loss. The agency presented information that directly influenced my decision, but in practice, the promises were not honored. When I requested clarification, I did not receive proper support, and the representatives failed to take responsibility for the mistakes made. I consider the agency’s conduct disrespectful to the customer and completely contrary to what was initially presented. I request immediate action to resolve the issue and ensure that customer rights are respected, as established by consumer protection laws. I await your response and a clear solution.

    I am extremely dissatisfied with the management of this agency. The pool at the property has been dirty for weeks and, despite multiple requests, the issue still hasn’t been resolved. Most recently, the agency claimed that the pool service had been completed, but when we arrived home, we found the pool still dirty, proving that the service was not actually done. They also claimed that the maintenance company had attended the property, but this did not happen — we were home at the time they mentioned and no one came. We have also received incorrect and duplicated invoices, which shows a lack of organization and professionalism. On some occasions, when we tried to sort out the pool issue, the agency simply stopped responding, making communication even more difficult. It is very frustrating to deal with such a lack of transparency and commitment. We expect an immediate solution and proper support, as the experience so far has been very negative.

    EXTREMELY DISAPPOINTED AND EXHAUSTED WITH THIS REAL ESTATE AGENCY We’ve been with this new real estate agency managing our lease for almost three months now, and honestly, it has been one of the worst services we have ever experienced. The pool issue, which should have been resolved quickly, turned into an endless nightmare. We wasted hours of our day waiting for a technician who simply never showed up, even after we cancelled our commitments to be home. To make things worse, they sent us an invoice for a service that wasn’t even carried out, along with the absurd statement that the pool was “safe to use” when it clearly wasn’t. This is not just negligence — it’s a lack of care for the health of the tenants. In addition, the agency shows a complete lack of administrative organisation: • they send duplicate invoices, • they send bills that are not ours (including a water bill that didn’t belong to us), • and we still had to deal with an incorrect charge for an invoice that had already been paid, for which we sent proof on the same day. It feels like there is no internal control at all, and the tenant is always the one who suffers — whether through wasted time, frustration, or the stress caused by repeated mistakes from their management. We pay everything on time, take care of the property as if it were our own, and chose this house mainly because of the pool, which we were only able to use during the first three months. Now, with our lease coming to an end, we barely have time left to enjoy something we are paying for — all due to the agency’s ongoing failures. There is a lack of empathy, a lack of respect, and a lack of professionalism. I do not recommend this real estate agency to anyone.
