  Unfortunately, Carol did not investigate the plans at 8 Peninsula Drive and now that the property is now for sale the addition of a shower and toilet in the area downstairs has to be removed at my expense. These additions should have been picked up by her when I purchased the property

  Hi Rhonda, I'm sorry to hear about this. When we review the contracts, they don't provide us with copies of plans of the property, plans of the house don't form part of the contract. So we are not privy to how many bedrooms, bathrooms etc. In my advice I did mention to you that it was recommended that you obtain a building certificate through council to confirm that the property didn't have any unapproved works. We did ask the vendor is he was aware of anything not approved, but he said that he purchased the property as is. I think from memory there were time constraints but I think from our conversation you were ok not to get the building certificate. Please give me a call to discuss this on 0242856653.
